Susquehanna Maintenance Services FAQ

  • What is the difference between a Service Call and a Repair Job?

A Service Call is the fixed fee charged to dispatch a technician to your location. For SMS York, this is a $130.00 Service Fee. A Repair Job is the actual labor performed after the assessment, billed at $85.00 per hour, plus materials.

  • Why do you charge a Service Call Fee if the job is small?

The $130 Service Fee covers travel time, vehicle costs, insurance overhead, diagnostic time, and the administrative cost of opening a new work order. This ensures we can dispatch a licensed and insured professional immediately, regardless of job size.

  • Do I have to sign a new contract for every job?

For residential jobs over $500, yes, PA law (HICPA) requires a signed contract and a Notice of Cancellation. For commercial clients, we use a single Master Service Agreement and then issue a new Work Order (signed quote) for each job.

  • Can you handle minor electrical and plumbing?

Yes, we handle general maintenance and repair, such as fixture replacement, ballast/driver replacement (lighting), door hardware repair, and minor plumbing leaks (faucets/toilets). For major work (main panel wiring, structural plumbing), we refer you to a licensed master contractor.

  • How do your PM Contracts work?

Our Preventive Maintenance (PM) contracts (Tiers 1 & 2) provide scheduled, recurring inspections of your critical facility systems (e.g., emergency lighting, door hardware, HVAC filters). Subscribing guarantees consistent upkeep and includes T&M labor discounts.

Grime Fighters FAQ

  • Is Grime Fighters a residential maid service?

No. Grime Fighters specializes exclusively in commercial and industrial deep cleaning and janitorial contracts for offices, warehouses, retail spaces, and facility complexes. We do not offer residential maid services.

  • What makes your cleaning different from a standard janitor?

We use industrial-grade supplies and focus on systems often overlooked, such as high-bay dusting, floor restoration (stripping/waxing), and full-facility sanitation, ensuring compliance with commercial health standards.

  • Do you require a long-term contract?

Yes, we generally require a service agreement (e.g., 6 or 12 months) for scheduled janitorial or cleaning services. This ensures consistent pricing and scheduling, essential for maintaining hygiene standards in a commercial environment.

  • What if we need emergency cleaning?

We offer flexible scheduling for one-time cleaning and post-construction cleanup. Contact us directly for a customized, square-footage-based estimate.

  • Are you insured for facility access and key holding?

Yes, Susquehanna Maintenance Services, LLC carries Commercial General Liability (CGL) insurance and maintains strict confidentiality protocols. We are accustomed to secure key holding and alarm procedures for after-hours cleaning.

Susquehanna Scoopers FAQ

  • How much does the weekly service cost?

Our weekly service is billed monthly and starts at $80.00 per month for one dog on a standard yard (up to 1/4 acre). The rate increases by $10 per month for each additional dog and each additional ¼ acre.

  • Do I have to pay the Initial Clean-Up Fee?

Yes. All new subscriptions require a one-time $45.00 Initial Clean-Up Fee during the first visit. This ensures our team can safely and thoroughly remove all existing waste accumulation before beginning your regular weekly schedule.

  • What happens if it snows or rains heavily?

For safety, we may postpone service during severe weather (heavy rain, lightning, snow). We only scoop what we can safely see. We do not offer refunds or credits for weather-related service skips, as accumulated waste will be removed during the next scheduled visit.

  • Where do you put the waste?

We securely double-bag all pet waste and place it in your primary residential or commercial waste receptacle (trash bin) for your waste hauler to collect. We do not haul waste off your property in our vehicle.

  • What is my responsibility before you arrive?

Please ensure the yard is easily accessible, free of excessive debris (like long grass or large piles of leaves), and that all pets are secured indoors before your scheduled service window. We cannot enter a yard with an unsecured or aggressive dog.
